The Property Cost Calculator gives you results instantly. The Legal Review takes 24–48 hours — this is the time needed to retrieve the official nota simple from the Spanish Land Registry. You'll receive your report by email as soon as it's ready.
If we cannot match the property address to a Land Registry entry and cannot retrieve the nota simple, we'll issue a full refund. If the report is generated but the quality doesn't meet expectations, contact us — every Legal Review is human-reviewed before delivery, and we stand behind the quality.
The Property Cost Calculator works for any property in any of Spain's 17 autonomous communities. The Legal Review works for any property with a registered entry in the Registro de la Propiedad — which covers the vast majority of urban and coastal properties. Rural and very old properties occasionally have incomplete registry entries; we'll notify you if this affects your order.
Both the Property Cost Calculator and the Legal Review are delivered in English. This is our launch language — German, Dutch, and French support is planned for later in 2026.
